@joshmitchell would you recommend that for beginners or just put down 20%?. my personally goal is to save 100k with my partner and go into a deal of 2-4 units mostly likely 4 unit. But FHA might be good so we can get two property first year, what you think?

@ryancraig Yea contractors have habit of doing that, that is my biggest fear being out the loop. Because when you do not understand something people take advantage of you. So that is one thing my partner and I have to educate ourselves on. As far as getting great contractors and understanding time frame and product pricing to never get burned.

Plan on acquiring my first property next year with my business partner, we will focus on value added in a B/C class with great employment and etc as other factors. First property will be max 2-4 but I would like to know what are some rookie mistakes to be avoided?.

My business partner and I would like to visit and tour investment properties in our current location to see whats on the market as know as (window shopping). Is there a way if we found a property on how to contact the owner and request a tour of it?.

There is something called the "100 house rule" which says until you've looked at 100 properties you don't know your market. Go check out a variety of deals, wholesaler leads, your own marketing leads, open houses, auctions etc. Learning your market is not done by looking at a computer screen.
