@James Wise that's a great way to this about it. I'm always in that entrepreneurial headspace. It makes sense that most people don't think outside the box. Great addition to this topic.

 The deal sold, just like I knew it would. But it's very interesting to see how this is all playing out. At least we all get a clear picture of the few jerks who troll this forum page.

 To all the classy men and women that responded, thank you very much. I will take all of your advice into consideration for sure.

@Joe Splitrock

Thank you for seeing the underlying prejudice that some people have against women REIs. It's even worse for me because I'm a hairdresser by trade and I serve drinks a couple nights a week for a nice restaurant.  I am an agent now, but my jobs make me plenty of money and I love my jobs. These are fun jobs that bank on personality and communication.  You know what they say, if you love what you do you'll never work another day in your life. That's why am adding real estate, I love it, I'm addicted to it. Thank you for seeing the whole situation for what it is. It's totally different when it's a woman trying to convince her man.

@Account Closed, I didn't want to bring any of this up earlier but I honestly feel like you're trashing me for the work that I do. My jobs are more lucrative than you think. You want to know the facts, well here they are. My husband and I have zero debt, none at all. No credit card debt, no house payment, no car payment,no student loans.  We live in a nice neighborhood, and we make the least money of anyone around us. Yet we are probably the only ones who have zero debt.  We are smart with money, we save a Ton of money, we never go out to dinner, we don't travel that often. We are savers.  Stop the judging, you really don't know anything about me other than you think my picture is cute. Get over yourself. How do you make your money Mr. nobility? BTW, you're picture is super! Oh wait....you don't have one, you're hiding behind a keyboard, trolling nice people.

so much great feedback! Turns out I'm not alone in this one.

 I've been listening to my favorite book, the millionaire real estate investor by Gary Keller. Today was a great day to jump back into that one. I am possibly too excited to get started with a rental.  I've been wanting to for several years now and I've already had those experiences where I look back and say,"man I wish we would have bought that deal!"  I'm sure everybody goes through that. I just need to keep running my numbers and find a solid deal. The more money I can put down, the more cash flow we'll  have and I know that  will help Convince my husband. Thanks again for all these great comments.

 The one huge positive is that our economy is growing and people are moving to Utah like gangbusters. It gives me a little bit of security and a little bit of peace of mind.

@Jay G., murky waters is absolutely right.  In most marriages, especially marriages with children, who's money belongs to who is very tricky. I was the big supporter financially while he was in school, he's been the bigger  Financial supporter while I was raising young children. I'm trying to move back toward even now.

 Though running a house and raising children is extremely hard work, it does not yield a paycheck.  If it did, I'd surely be a millionaire by now. These issues,and gender roles , and who makes how much, they all come together to make a very sticky situation in many relationships. I try to stick with the golden rule in marriage ,do unto others as I would have done unto me. Bottom line is I just want him on board before we make any big decisions.

Richard Reyes , your comment is basically my life. We are living in a parallel universe. I love how you said your spouse just goes on with their life! All day, every day! Maybe it's true what they say, opposites attract. Thank you for the comment, I really appreciate it.

@Account Closed. I am brand new to the BP forums.  Your comments kind of put me off of the whole thing because of your negativity. But there are so many supportive people on this forum. I'm just looking for people who have a similar marriage situation as I do. Everything is tougher when you're trying to get two different minds on the same path,  especially when you've been together for 17 years.

Billy, I think you should try to come accross as more supportive, and less like a hater. For a minute there I just thought you were a troll.

@Sarah Larbi,  thank you so much for this comment. I guess I got on this forum really just looking for support from a community that understands my way of thinking. It feels so nice to get positive comments that support the ultimate goal of investing. I think you've got a lot of very sound advice in there. You were thinking outside of the box and I bet it will pay off. Thanks again.
