Getting contractors to go out is hard because there is so much work they are looking for things that are guaranteed, already purchased properties. I specialize working with investors so I’m willing to come out before the property is purchased because I’m looking to build relationships and most investors starting out need that to help with their bids. Referrals is a good way to get over that hurdle!

Did you ask your realtor about the potential buyers feedback? Maybe talking to them, about what they think of the price point, about the neighborhood etc could give you some valuable information that would ultimately better drive your decision!

Hi everyone! I'm curious to understand what is your source of market research (other than local RE agents, which of course is the best source to understand the local market). I know we can get some market research like state-wise from the Realtors association (like this one https://www.njrealtor.com/research/), but if I want to go deeper and understand the market in a county or even in a specific city, where should I go? Just some basic information would be amazing to have, like inventory, average days on market, etc. I'm trying to reach out for information that is out of the MLS, as I still don't have access to it. Thanks!

Thank you so much @Kyle J. Will do. I just did a first contact with them. It do surprise me tough that BP would endorse a Company that doesn't conduct their business in the best way possible for BP users. Will run away from it then!

I saw a lot of great properties (by great I mean destroyed) on the west area of Newark, but as far from what I've read, it's probably one of the most violent areas of Newark. I guess these neighborhoods would take much more time to see the gentrification coming in correct?

@Nghi Le - well I'm not sure if they request that money upfront, but they did ask me if I had 5k cash lol. I got their name from the BP list of hard money lenders, so I'm assuming they're reliable (but now you made me think twice).
