@Odie Ayaga the rehab cost is right around $55k, the ARV in the area is $110k. Thank you for the response and please let me know if you have any lenders who could provide me any help.

Hi all, I'm currently looking for advice/recommendations on how to acquire funding to rehab a property I currently own. The rehab budget is under $75k and I would like for this property to be me very first BRRRR project. I have been having trouble with the hard money lenders I have reached out to as most say the amount I'm trying to borrow is below their minimum requirements.

Any help or suggestions would be greatly appreciated!! Thank you in advance!

@Andrew Postell Thank you for the advice I have been to a few networking events but the lenders I have come in contact with do not provide loans under $75k.

I will however post within my state forum to see if I can get some local recommendations, thanks again for your help!

Hi BP, I'm looking for advice/sources to acquire funding needed to complete rehab on a property I currently own in the Phila PA area. The rehab budget is under $75k but I'm sure I will not be able to obtain a traditional loan from the bank.

Any suggestions, help or sources is greatly appreciated! Thank you!!

Hi everyone, i am just a beginner in real estate investing and a question was bought to me from a friend on how she can get into real estate investing. Being as though I only have one rental property under my belt, I decided to ask the BP community for help.

She eventually wants to do fix and flip deals in the Philadelphia area but as of now she only has about $10k in liquid assets but does have a good credit score and is very eager to get into real estate investing.

Any ideas or suggestions on what she can possibly do now to get into real estate investing which can bring her some capital to help her reach her goal of doing fix and flips in the future?

Thanks for any and all feedback!

Hi, I'm currently looking to work with any wholesalers within the Philadelphia/Upper Darby area. Myself and my team are new members to BP so we are looking to make real business relationships and maintain these connections for a long period of time. Thank you and much success to everyone in their respective fields of real estate!
