Hi @Brad Hammond yes my plan is to do a flip to build up more cash for future rental properties, I assume my next step is to find a lender to help me with this process. Thanks for your input on this situation!

@Kathy Henley Thanks Kathy for the input, not sure if I want to use a big bank or small local bank in this situation. I guess my next step would be too find a lender

Hi, I own a property outright and was thinking of using the equity to purchase another rental property. Should I take out a mortgage or possibly do an HELOC?

Also, looking for suggestions on potential lenders in the area.

Hi BP community. My grandfather is giving one of his properties, which is free and clear of any mortgage or liens. I plan to possibly rent the property and take out an HELOC or take out a mortgage on the property. I want to do this ASAP once the property is in my name, but not sure which process would be quicker to pull equity out the property?

Or are there any other suggestions, I am open to the best possible solution to pull out equity in the fastest time.


Also, the property is located in Phila. PA.

Hi BP community. My grandfather is giving one of his properties, which is free and clear of any mortgage or liens. I plan to possibly rent the property and take out an HELOC on the property. I want to do this ASAP once the property is in my name and not have to wait 60 or 90 days.

Can anyone suggest any possible lenders which I can do a HELOC or even cash out refi as soon as the property is in my name?

Also, the property is located in Phila. PA.

Hi all, I am currently looking for the best and less costly way to transfer a deed into my name from a family member. The family member is willing to give me the property but I’m not sure on the best way to handle this situation/transaction such as possibly doing a quitclaim deed or go thru a title company. I was also told I may need a lawyer to draw up a new deed for me. Any advice or recommendations are greatly appreciated! Thanks in advance
