@Andy Dunn Just be careful about the "due on sale" clause that is in almost every loan, if you are doing financing. Not sure how it is in Ireland, but in the US, when transferring from personal to an LLC, the bank could call the loan due bc of the "sale" and you'd owe the entire loan right then.

@Andrew Fielder Thanks for the input. I don't think I would like doing vacation rentals in Vegas anyways since most people come here to party and I don't want them to do it in my house! While Vegas homes did crash, though, from other posts I've read (because I didn't have a rental at that time), it seems like the rental market stayed okay. I'm not confident to invest out of town, though.

@Dan Mumm I was using a spreadsheet that I either got off the BP fileplace or from another BP poster which is similar to the rental property calculator on BP. Yes, I am wanting to do 20% down. A home priced around $150k would probably turn a profit, but I can't seem to find any even that low. I am also trying not to have an HOA which limits my choices, as well.

In your example, which is amazing thank you, you didn't account for cap ex, which also takes a chunk out of the profit. Also, most likely, a house that rents for $1250/m selling for $150k probably needs improvements, so I'm investing more than $30k for that as well. So, even with a $150k house, you only have $153/m profit, but that doesn't include cap ex, any cash from improvements made, or closing costs. The margins are just so thin it's frustrating!

@Account Closed Thanks for the feedback. That is something I'm also afraid of. There are loans you can do with 0% down now. That's crazy to me! That is a reason I've been hesitant, as well, because I don't know where it might go again in Vegas and I'd hate to buy now when the market might crash again, but if I wait long, then interest rates might rise and then I'm out of luck even more!

I have been living in Las Vegas for 9 years now and have been actively researching the real estate market here for at least 4 months and SFH seem to be where I think I would be most comfortable with having a rental. All the multi-units seem to be in not the best parts of town or in the student housing area, which I'd like to stay away from. So, it looks like SFR are my only option. I am still new to investment real estate, so I may be naïve, but....

Can you really get good returns here? It seems to me good deals are really hard to come by and are few and far in between. Plus with the price rentals are at for 3-4bd, 2-3ba, they don't seem to be priced remotely low enough to make any profit off it.

What kind of returns are Las Vegas/ Henderson investors seeing in the valley for Cash ROI and Total ROI for SFR? What is a realistic return to shoot for in the Valley? Are you primarily getting deals from homes listed on the MLS or other off-the-market ways? Is anyone really actively investing in Vegas consistently?

@Edward B. thanks so much for your reply. I've read about all different types of attorneys to consult with. Do you think I should speak to a real estate attorney or an asset protection attorney or maybe a RE attorney does both or a totally different attorney, haha? I don't really know. Thanks.

@Thomas Bouchereau Congrats! That is nice a tenant is already in place, though. My biggest scare for buying rentals with tenants already in place is that they are horrible tenants, but I guess, if they are, you just get evict them and get better ones! I'm jealous you've made the leap! We hope to do so soon, but trying to figure out how we'll fund it. How did you fund your deal? Did you do personal or do you have an LLC?
