Hi William,
Ironically, I'm looking to break ground with my first project in the Essex/Union County at the 1st of the year. I'm in the early stages of establishing an LLC, and interviewing/adding to my team. Also, I could potentially have a JV Agreement with a contractor in the East Orange community and interviewing second contractor this Wednesday in Denville. Nothing set in stone, but I do have my CPA drawing one up in case I want to team up. My position: Multi Family, add value and hold. I'm an agent at KW, in partnership with my wife. We are looking to scale long term, and open to potential investment opportunities that clearly make sense. We have $50K cash to bring to the table. Though our experience may be limited, we are very serious contenders in collaborating with like-minded investors as yourself. Is the property still up for sale? And, taxes are tough in South Orange?

I highly suggest considering multi families in your area. Duplex 2000 sq ft, $125K, taxes $2.5K. House hack or $600/rent per unit. 28 Prince St, Monticello, NY 12701 on realtor.com
