Post: Structuring A 2for1 Great Deal

Hello Everyone.! I have been keeping in contact with a motivated seller for over a year now. They own a vacant single family as well as a newly renovated 2-unit. They are elderly and the husband does have health issues. He has been renovating the 2-unit himself and they have been through hell with their subcontractor's help. The 2-unit is a huge stressor for them. The vacant single family is not a large stress. They told me to give them a number.. money talks and they would be willing to negotiate a deal. 

My goal here is to purchase and hold the 2-unit. I would like to wholesale the single family home because its in a great school district and would be desired. It is a flippers dream. The single family also has a vacant lot beside it which could be built upon.. another great potential with this property and opportunity.

I'm wondering if anyone would like to chat about this deal and run some possibilities for creative financing. I don't have any capital for this purchase but I would really love to "know how" to fund this deal, or what options there are here. Even though I don't have the capital, I fully believe there is a way to help this couple and create a positive outcome for everyone involved.

Good Morning Everyone. I have a lead here in Ballston Spa, NY which interesting and I am wondering if anyone has ran into a situation like this before. I am speaking to an owner who owns his property outright. This property is a beautifully kept 3/2 with a large double garage and it is zoned mixed use, with a great location for commercial use.

The owner is soon to leave the country. He said that he would be willing to talk terms on the property but he wants to leave the country without having "business behind him". 


Is there an option to owner finance this property and pay this gentleman as he moves out of the country. I would love to create terms that make both parties happy. 

He is asking for 369K but he had it posted it on the MLS on 4/5/22 for 329K and then took it off the market. He told me that he will soon post it again.

I do not have much money for a downpayment to this owner, but I am 100% willing to JV as the management aspect of the partnership if anyone is interested in this deal.

 I'll save you all the trouble. Go to FlipwithRick on Youtube, and he has a free wholesale course and all of his content on high-quality, value-packed content. Go binge, watch everything on his channel, and get the book "If you can't wholesale after this, then I've got nothing for you" You don't need to spend that 6k unless you have another 6k+ to go towards marketing and operation. Pull a list from the county you're in or where ever your market is; use Batchleads, https://geopointdata.com/, Listsource. Skiptracing: Batchskiptracing, SkipGenie, REISkip- If you got a budget for it, I would send out mailers to a short list. Figure out the best strategy for you, not every body is going to want to cold call, but I recommend it. Whichever strategy you use, stick to it for six months to get traction.  I hope this helped. 

Thank you Marc! It absolutely did help. I don't have the extra money right now for marketing so I have been just driving for dollars right now. My goal is to close my first deal and then use the profits to purchase Batchleads, lists, and marketing. But I appreciate your input after so many days of my post being on the site. I know from experience, both as a coach and as a student the real value a coach can bring and if you think you cannot afford one then I suggest thinking about what it is costing you not to live to your full potential. How many of your sports idols don't have a coach? I would suggest none. Hire a coach and you give yourself a better chance of success.

You are absolutely right about taking action and I have been taking more these days which feels great. I had a conversation with an attorney yesterday who is going to help me on my path and she also is in connection with a great Title Company. So i have been moving forward which is helpful. It is now time to find a property !

Hey Sherez. I am from Albany myself and currently invest in the area. I am no expert on the Albany market trend (yet) so I don't want to point you in the wrong direction. There seems to be a lot of growth recently with companies like Redburn Construction bringing hundreds of apartments to lower Broadway Ave. I saw the trend of our market moving towards that area a few years ago.. and now I would imagine seeing it move further down the same direction towards Watervliet. Would be a great place to pick up some rentals as that area is up-in-coming. 

As for meet ups - Look to the top of the page, Network tab, click on meetups, and type in an Albany zip like 12204. There is one coming up on Tuesday Mar 21 which should be very informative. The website for that meet up is www.Crreia.com

My advise, the same I gave to the OP, do a wholesale deal dry run. Pick a property for sale on Zillow and go through the motions as if this was a live deal. Run the comps, come up with an offer number based on repair estimates (use the listing photos to assess condition) and ARV. Write up a contract. They make you feel like you can go and get started today! Until you do this exercise and realize you have no clue what the actual steps are. Thats whats so helpful about my exercise! I do have a contract, two actually. I haven't yet filled them out so thats a great idea. And I know that I have to find a title company so I plan to call the attorney who helped me close on my 3-unit and ask her if she would like to work with me from here on out AND if she has a title company she would recommend

In terms of pulling lists and other methods... that's the $1B question haha! If everyone knew the secret sauce, we'd all be doing it. What I do know is that different strategies have worked with different people, at different times. I know a wholesaling father & son duo that invest & wholesale around 100 homes a year, they say the same thing: I have no idea what works. Whenever they see some traction or success in a particular vertical, they dump more money into that method. For example, in 2020 it was mailers for them, then in 2021 it was cold calling, then it was mailers again for 6 months, and now they're focusing on SEO (which was a focus back in 2019). 

Everything works. 


 Thank you so much Mohammed. Fantastic information to feed on. I plan to start cold calling like so many others have had success with. Once I gain some capital and confidence, I may venture out. But I have to start somewhere and I figure that calling folks would be a good start

 Hey thanks for the response Fernando. I agree with the mentorship idea and I would honestly love to find myself a a mentor to partner with and learn from. I unfortunately dont have the $ to spend on that course right now- I was going to borrow the money which just seems like a poor idea- but It also would give me no choice but to succeed. 

I am going to stick it out and keep grinding at the moment. Going to purchase Batchleads soon and start skiptracing some lists and making calls ! woo woo

If you already have a full-time w2 that you enjoy, I advise sticking to that. 

I fully agree with you Michael although I have been watching too many videos. I have been in video and research mode for all too long. I want to get cracking and moving and get a deal under my belt. I surely don't plan to quit my job after making a couple wholesales but I definitely plan on making investing in real estate my full-time job within the next 5 years. 

Do you have any contracts in your tool-belt that would help a novice like myself feel more confident during my cold calls?
