I am ok with that obviously, or I would not have done business with them.  But I'm always looking for a better mousetrap.

it adds greatly to the final cost of the property.

I'm in the process of selling my first flip, I bought it from NWA.  Does anyone know if there is another wholesaler that DOESN'T have a double close?  Or perhaps I need to get better at acquiring properties on my own (Houston TX ) thanks!

If the existing tenants are under contract with the previous owner you can't evict them until the contract ends.  A deal is a deal.

I talked to these folks yesterday.  Glad to see a rational explanation.  When it's too good to be true, it usually IS too good to be true!  So I am not going to deal with them.  I have a project going (my first one!) thanks to Sherman Bridge in Richmond TX.  So far their fees, while high, were fully explained up front.  And I have marginal credit already don't need to take any hits, I barely qualified for hard money as it is.  Good luck guys.
