Are the previous 4 properties commercial, or residential? I believe that you can have up to four properties in your name (residential). Might you provide a little more information, as you indicated this is a SFR.

I understand your concerns. I live in a two-family virtually adjacent to a college. I thought that they were going to make me take a lie detector test that I would not be renting to students. However, should I move out, I will contemplate renting to students. Thanks for the feedback.

Just a different take, but do you need to place the property in an LLC? If you placed the property in your name, but purchased a $1MM 'umbrella' policy to cover the liability issues, would you need to register the LLC in RI? If not, and the umbrella policy costs less than registering the LLC in RI, it is just another alternative you may wish to consider.

My sister is a vet and she has provided me with some good advice. I will permit cats, but not dogs simply because of the liability aspect. Further, dogs can cause a LOT more damage than a cat. Yes, I might be able to charge a premium for rents. However, I also live next to a college. If I rented to undergrads, I could also charge a premium, but would be refinishing the apartment after every year. I suppose it just depends on your preference and if all the available units in the surrounding area were 'pet friendly.'

If the town/city has Land Evidence records online, you can perform a quick search. THIS IS NOT AS ACCURATE AS A TITLE REPORT!!! However, if the mortgage is recorded online, it may give you an idea as to the encumbrances.
