Negative scoring doesn't have to serve to penalize the influence rating of the poster.

I would stipulate that anybody wishing to place a negative rating on a post will be required to provide a written explanation in the form of a post appended to the thread.

As jawsette said in her post, if you do use the negative rating to impact somebody's influence score, then there should be some threshhold of negative votes that must be reached before that occurs.

But my take is this: I'm not out to "punish" some person; I'm more inclined to not see some innocent viewer of a post (that should have a bad rating) get punished by following something that they could have been warned to avoid by the negative rating.

Hope that clarifies and makes sense.

I agree with jawsette; voting down a post will be needed. That way a viewer can see that a post has a high negative score and not follow any (likely bad) advice contained therein.

This is true for some - but not all - REO, because the new deed from the bank carries this sort of deed restriction.

But that does not apply to all properties.

The snippet above is what applies in your situation, not the remainder of the CA state laws that you posted.

So, get your "Trust Deed" document that you recieved at your closing/settlement and read that for the particulars. You may discover that the Trust Deed does not require the lender/servicer to post any sign on your property; it's probably not all that convenient for them to be doing so, and they will write things up so that it is not required of them.

HUD homes will sit for a certain number of days and then get a price reduction; typically 30 days and 10% near where I'm located. Then they start over as "owner occupant bids only". Bidding 90% of asking is common for offers to get accepted, but only do that when that bid amount meets your parameters for investing. HUD does have a floor number beyond which they no longer price reduce.

I suggest you bid on that other property if it's at the numbers that work for you.
