@Thomas S. I like the idea of quarterly maintenance inspections, do your tenants always agree to that? If I were renting I don't think I'd like maintenance people coming in every few months, maybe I am wrong though

@Kathy Johnson interesting perspective. Usually I hear about people trying to minimize the amount of trips they have to make, but this makes sense to me

I've heard a few tips about excluding certain appliances, putting language in the lease related to maintenance calls, or being really choosey about tenants in the first place. What strategies have you had the most success with?

@Harrison Liggett do you have any experience with these? They seem interesting, but it looks like it's a local radio only good for a few hundred feet, so you would have to connect it to the tenants phone, right?

@David Krulac this is what terrifies me... the $50k from a burst pipe. I feel like no matter how good your lease is, you are not getting that out of the tenant. It seems like such a huge risk

@Matthew Rembish I've always heard bad things about that heat tape, good to know I may have gotten the wrong impression. I've always just put a space heater in the area, which works well enough most of the time but is a money drain
