Manuel,

A few points to consider:

  • Is the property sub-metered?
  • What is standard for the area - LL pays utilities or tenant pays utilities?
  • Does the property cashflow w/ LL paying utility collection? If so, you can likely shift the burden to the tenant and cashflow even more.
  • Have you pulled prior utility usage records from the city to verify numbers?
  • Were the any remodels in which pipes, electric, windows or other contributing factors were repaired/replaced?
  • What does the heating / cooling system look like? Is new new/old? Is there a separate HVAC per unit?

    Hey Danny - great question! Here are a few unique options to consider, which have either worked for me or fellow investors whom I know or work with (not IL specific):

    1) Reach out to your local Real Estate Investment Club; they'll surely have a few recommendations

    2) Browse websites with folks offering services (Angie's List, Craigslist, etc.) - or subsequently, put up your own post

    3) Visit local multi-family apartment complexes - their maintenance guys are always looking for side hustles and they have the skillset you need!

    4) Check out the assessor's office website, find other rentals in your neighborhood, and call/email the owners to ask who they use. This is a great way to both connect with other local LLs and to find qualified 'team members'.
