Sorry I was not 100% clear.  Looking for a 30 year fixed.  I'm at 4.25 now but based on what I have been quoted prob 4.75 is best I can do.  Looking for a credit union or small local bank

Shout out to SF Bay area folks.  I'm looking to do a refi on my investment property in the SF.  Any recommendations on lenders to talk to.  Several banks have only offered 50% loan to value and I would like to do better.

I posted this last week.  I got one response but was hoping to corroborate.  

I did a remodel on my house 1 year ago (cost 275k). Now I am doing a cash out refi (almost 400K). I believe I can take a mortgage interest deduction on the 1st 100k no questions asked. My question is whether I can retroactively use the renovation to take the mortgage deduction on an additional 275k.

I am currently doing a cash out Refi on my home in order to free up some money I put in on a renovation/inlaw build out this past year.  My understanding is that I can only take 100k worth of the mortgage deduction for this unless I put the money to use on a real estate improvement or purchase.  My question is whether that can work retroactively.  Basically I have pulled out 400k.  Can I use the money I put into my renovation last year (275K) as a way to justify taking an additional mortgage deduction on 275k of the 400k.
