@Jesse Canady I have a couple of options the way I see it. One is to vacate my current house, rent it out, and implement my unused VA loan to house hack a new property. But I have a wife and kids so hacking might be a less desirable option. And it's tough to find a property that needs some love that will also pass a VA inspection. The other is to just stay in my house and look for a low money down option for an investment property. The market is pretty hot though and that's why I wanted to get some knowledge from someone who had invested in this area and knows what deals to look for.

I’m shopping around lenders to see about low money down loan options for my first investment property. Lowest so far is 15% down. I’ve heard people get as low as 5%. Any advice on getting to the minimum for a down payment so I can get moving in securing my first investment? What kind of lenders accept low down payments, and is there risk associated that I’m not seeing?
