Steve, Yes, Zach is knowledgeable in work with investors. He can def help. You might consider St Augustine but need to be strategic. I'm an STR investor myself and local to the area. So happy to answer any questions. The STR market is more competitive these days but it's still viable with the right property, right location and right guest avatar. Also supply growth (new listings) was just reported as having slowed down to pre pandemic levels. Check out AirDNA for details.

Mostly looking for a long term rental, but may consider short term rental.

Can anyone recommend a broker or company that specializes in selling new construction and turn-key apartment complexes. I am just getting started out in multi-family investing, so would like look into smaller apartment complexes (less than 10 doors). I didn't know if there was a "go-to" or a good starting point in this asset class. Thank you all in advance!

Don't expect an independent to give you the best quote, just because they give you seven quotes doesn't mean they are not the seven worst you could have been quoted. Do some shopping and find the carrier and agent that fits you in your current situation.
