I would attend various networking events and speak to real estate investors who have successfully invested out of state. In the midst of doing that, I would continue to build on my credit because that plays a major role in everything. You have to also establish a filter system on how you want to invest. We invest in landlord friendly states so we mitigate some of the risk in investing out of state. 

Without knowing specifics on your ultimate goal, these are at least some points to think about.

There is so much BS on social media it's not even funny. It also doesn't help that the newer generations want instant gratification so it's the perfect storm to buy into the hoopla. I always tell people, it's like any other business, respect it. That means taking your time to study what you want to do (in this case what type of investing you are most interested in) and speak to those who have done it successfully.

I would be expanding my real estate portfolio. It is still a fantastic time to buy. I disagree with using it to pay off debts or other liabilities. Stay focused and scale up.

At the end of the day, respect the business!!!!!!

That means put in the hard work and dedication to the SPECIFIC type of investing you want to do. Instant gratification is an illusion.

At this stage of your life, I highly recommend reading, attending networking events, and speak to investors who have SUCCESSFULLY invested in whatever type of investing you have most interest in. You need to build up your network as this business is all about relationships.
