The month to month lease has also been a problem for a local bank and hard money lender locally. I would be interested to hear other peoples experience on the refinance side.

The disadvantage of co-signers:
1. The tenant feels less responsible and may behave accordingly.
2. Mommy and daddy may think their kid is an angel and yell at you.
The advantage is you'll wish you had one if s*** really hits the fan. If your son is there fan hitting is less likely so I would not do a co-signer.
It is not necessary to have rental insurance ever but it can be helpful for the landlord as it mitigates liability. If it were my son I wouldn't require it.

Hey Faustin, you can find leases online. An example is lawdepot.com. You have to honor the old lease until it expires.
It sounds like are nervous to deal with the tenants. Don't be. They are generally good people. The tenants may welcome the repairs and not fight you on it. If they are being awkward the amount of notice required is dictated by your state and locality. Where I work in Baltimore 24 hours is required. If you decide to send a letter make sure it's registered mail.

This just happened with one of my renters. The zestimate price did not reflect the recent run up in prices and he was surprised by an additional 30k. After getting a market analysis from a realtor and realizing how tough it is to be a buyer right now he agreed to the surprisingly large sale price. Sorry but this is the result of low interest rates and inventory.

You can identify more than one property for a 1031 and as long as you pay more for them than the one you sell you won't pay taxes. Your qualified intermediary should be able to council you on this.

Hey Gregory,
The front foot benefit charge is a way to pass on the cost of connecting a development to utilities onto an owner. That way a developer can make their properties seem cheaper. They come in two flavors -public and private. The public kind are a line item on the tax bill and don't have to be disclosed during sale. Private charges are not public record but do have to be disclosed during sale or you can back out.

The feds, county's, cities, states and the CDC thinks they can regulate this stuff so no one can tell you all of the local laws unless they are from that area.
i advise you drop the name of the town here so local investors will be notified through their key word alerts and be able to help
