Hey everyone, Just an update... After numerous dead ends, i finally set down with the park manager today and talked about the trailer. She said that once again, her hands were tied but she would act as mediator if necessary. I asked about the former owner and i was reassured that she was a kind lady and would pose no problem. So off i went, knocked on the door, and she came out and talked with me for about 45 minutes. She said her son or daughter may be interested in buying the trailer. If not, she would need some time to get money together to move. Problem though... It's not just her name on the title. Its apparently her ex-husband and ex-father in law also on the title. She has no idea where her ex-husband is. She said maybe Pittsburgh with his father. But that i may have trouble getting them to sign off. They have been divorced for a number of years now. So my question now is, what do i do about the ex-husband and ex father-in-law on the title? Can i proceed without them? Seeing as how i have the bill of sale, but the title is not in my name? How exactly does that work?
thank you everyone. I was asking because I moved out of my apartment on June 30th. Told my landlord I was moving out. He directed me towards the property manager. she said to leave the keys on the counter as I moved out and to put a forwarding address in the drop box. I did that. Now, July 27th, my former landlord is claiming I didn't leave a forwarding address. And yes, this was in Sunbury, Pa. And the lease expired about 9 years ago and I was just doing a month to month rental agreement.
In the state of Pennsylvania, how long does the landlord have to give you back your security deposit or give a list of damages? Also, what are the repercussions if he doesn't do either? Thank you.

Hey everyone, thank you so much for your responses. I am definitely going to get in contact with a local real estate attorney and see what my options are. @Andriy Boychuk, the trailer is in a park. I talked with the manager of the park, and she told me that they have never experienced a tax lien sale in their park. So she couldn't help me with much, other than to say that I would be responsible for the eviction of the people living there.
@Joseph Catalano , thank you for your response. This is my first step in (a) home ownership and (b) anything real estate related lol. So I just wanted to be respectful to the current "inhabitants" but also not get taken advantage of. Perhaps I will check with a real estate attorney tomorrow and get the ball rolling. I've already heard the horror stories of tenants pouring concrete down drains on their way out. So as soon as the deed is mine, I'm getting insurance on it.
Hey everybody, I just received notice that my bid for a mobile home was accepted in my county's sealed bid auction. I'm now awaiting the deed in my name, but I have a problem. From what i could dig up online, the owner of the trailer, apparently isn't living in it. But somebody is. So when I get the deed in my name, what do I do, to get them out legally? I obviously don't want to be a jerk, but I also don't want tenants. I'm hoping to make this trailer a temporary home for me and my kids. Again, I just want to know what I have to do, to get them out once I have the deed. Thank you, kindly!
