Hey there, just curious if anyone is seeing any decent private money rates for investments properties. I have a place I'm looking to refi out at 65% and hoping to find a IO in and around 5% if possible.

@Michael Glist thanks. I'd like to go conventional but am interested in using the equity in my homes to not be too thin on my liquid funds. I'm trying to cash out on the down of my rehab loan at the exit of possible on this current BRRR.

Hi all, does anyone out there have some good recommendations for banks that are offering investor friendly mortgage products in Oregon particularly? I'm looking to BRRR out of a flip for one loan or looking to lump my 4 doors into a portfolio loan. A small but mighty portfolio.

I'm wondering if anyone has any suggestions as to how to go about landscaping a flip property during the cold (December/January) months in Portland, Oregon. While siding the project most of the grass was killed. I know sod is decently cheap but would simply re-seeding the property work? Just looking for suggestion.

I have not found a personal CPA that I can recommend, I started working with a reality company and I use their accountant.
If you are an active investor we should talk. The company I work with is called NetWorth Reality, we buy homes in as in condition and sell them to investors. Please let me know if you would like to hear more information, our office is located in Portland.
