I live in the LC area and am under contract on a new build duplex in South LC; I'm hoping to have this thing closed on or before June.  Like you, I'm focused on multifamily properties, so I understand some of your frustrations.  I'd like talk to you more about your experiences during the whole process; what you've learned; advise, etc.  Message me and we can talk some more.

I recently purchased a brand new duplex (3/2) that rents for $2,200 / month.  That said and taking into account the current condition of our economy, what are some of the best and quickest ways to recoup your initial investment?  For example, I put $97K down on my duplex and I want to get that $97K back plus the forced equity.  

Some of the questions and conversations I have had revolve around; how long you should wait before refinance; what strategies are the best to recoup the initial investments; is it best to use traditional banks, private lenders, etc.

Lastly, the purpose behind this post is to gather as much feedback possible to aid in building more solid investment plans and strategies.

Just looking for additional input regarding Multiplex properties with HOA fees. Do any of you take the total HOA fee and distribute it evenly amongst all of the tenant.

For example, you have a (4) unit multiplex with a $125/month HOA fee. Do you split this fee 4-ways ($31.25) for each unit and add it to the monthly rent?

While researching on the internet, I ran across Morris Invest and Clayton Morris's youtube channel.  I watched several of his videos and I found a lot of good information.  With that, he really plugged his company (Morris Invest) and the many benefits that his company provides real estate investors; which leads me to a couple of questions:

Have you or do you know anyone who has used this service and what were the results?

What are some of your opinions of the services this company provides?

What is his angle; is he really in the business to help others achieve financial freedom through real estate investing?

Your input will add great value to the topic and the growing conversations I am having with a few of my friends.

I've been having several conversations related to raising funds to purchase rental properties. One topic came up about using the existing equity in your personal residence (HELOC) to finance these purchase.

That said, I am looking for additional feedback for the pro's, con's, strategies, etc. to maximize the power of utilizing a HELOC funding strategy.
