I agree with Sean's reply. Try to find the local investing Facebook group, they can usually recommend reliable contractors. It is very important to find a project manager or GC that you can trust and knows what your goals with the property are.
I am a new investor with a few rentals in North LA and would be happy to connect or help out if somewhat close.

As a newbie investor, wanna be rich person, and consumer of much content - it's best if we just all look to buy right? Please correct me if I am wrong, but of we (investor) can't buy it - wholesale it to another trusted investor. Simple, simple :)

@Dreyson John Kuikaika Mahi welcome to Louisiana. I invest in the Monroe-Ruston area, which is decent for cash flowing rentals. I am not all that familiar with Shreveport, but there are definitely good areas for families there. There is also the military base near by - which is usually good for a solid rental market. Are you looking for buy and holds, flips, or development?

@Tiffany Royal without looking at some comps myself or knowing the condition, that seems a bit high for a 2/1 900 sqft in Downtown. Lowering the asking may be your best option to get a tenant in. If that doesn't work, I'll buy it from you :)

@Bethany Petrova we have been successful with renting out half of our duplex furnished when while living out of town for part of the year. The house is in Manette and we did a three month lease recently. I think there is a market for shorter lease terms do to all the government associated people coming and going.
I haven't done a short term rental yet, but I guess it just depends on your appetite for hassle. I would probably keep it as a long term rental since it would be pretty easy to get a solid tenant in there from the yard or Navy.

Y'all need to get out in the world a bit more if you think Bremerton is rough around the edges...from Bainbridge or something? :)
@Anjoli Elizabeth Rowe - use that VA loan to lock up a no down payment multifamily or anything that can be house hacked. I wish I would have done that about eight times in Kitsap while I was in the Navy.
