@Daniel Sisto I do have a question.  What do you mean by "inbound marketing"?  Can you give an example?  I'm interested because I was wondering if there is a different and better way than the widely-used campaign methods usually discussed on this site.  Thanks for the help.

I work in the Planning & Inspections department for a municipality, and the answer to the first 2 questions all depend on the City you're developing in.  You'll need to know the costs and time frame for receiving permits, which would play in to step 4.  I would meet with somebody in the planning and zoning department in order to get started on this.  Even though city employees usually aren't allowed to make recommendations for specific companies (due to conflict of interest), they can give you information on civil engineering firms, architects, and/or developers who have worked on specific projects in the past via a public records request, or you can simply ask.  From there you can contact the companies you find.

For single family homes, your best bet will be the comparable sales method.

I would be interested in hearing more of this guy too, especially since I have run across several abandoned houses but to no avail (mostly, I can't locate the homeowner). It seems enticing but I don't want to waste money on information I can get from somewhere else for free.

Does anybody do a lot of business in this area as far as single family rentals and/or rehabs go?  Is this an investor-friendly market or should I just look elsewhere in Tarrant County to start my wholesaling pursuits?

@Mark Allen, this is regarding the Tarrant County Appraisal district appraisal, not a private appraisal.  I'm assuming its the same process.  I'm just trying to see if I can get my property taxes down.  I'll have to listen to that podcast.

I'm a first time homeowner as of last year and I'm wanting to protest my property's appraisal value. I pulled some comps on my home and they pretty much got the right value in my opinion. Has anybody here successfully negotiated down their property value and do you have advice for me on how to accomplish this? Thanks.

There is a seller who's wanting to sell his house as-is. He got an offer from another buyer for $120k and close asap. That is the max I am willing to offer as well. Is there anything I can do to my offer to make it more attractive while still keeping the same amount? For example, would it look better to try a higher EMD? Are there any other methods anybody has used?
