Agree 100% with you Garrett, I graduated from Appstate and the town is growing at a fast pace! The year round market is fantastic. Ski/snowboard in te winter months or enjoy the river/ hiking in the summer months. There is truly an appeal for every season up there. Would love to connect as I’m an Agent here in Charlotte now!

Brian, I just listened to a great podcast episode today (which I will leave below) who focuses on the appreciation play over the cash flow. Homes in the charlotte area are up around 25% this past year  which make looking specifically at properties that appreciate a more digestible thing. Not to say that cash flow isn't important or doesn't matter but you could spend more in a class A-B ( South Charlotte, South end, Elizabeth, Dilworth ) area with low cashflow and see huge gain through appreciation over the next several years or purchase a home further outside and potentially bring in higher cash flow, but in a area that doesn't have potential for large growth. I think essentially it comes down to what strategy you can afford and are pursuing.

Thanks for the input Jonathan. The PP is 200k and the estimated value based on comps (as it sits right now) is 320k. How much of an impact do you think subdividing the property will have on the value? This is in one the hottest zip codes in Charlotte. There is a new build on a smaller lot next door set sell for 700k. The estimated repair cost come from a GC I know. So my question to other investors was..... what do you see as the best use of this deal.
