Ditto what @Scott Cardersaid as Oklahoma is kinda funny about what land is worth and to who. Looking at the map, depending on how far from town it is, and in what direction, it could be worth something. Its between two good sized lakes and if it is in the middle of some good hunting land, you might have something great! However, if its the only house for two miles and its stuck in the middle of some farmers hay fields, you might not be as well off. i live about an hour away and could go put eyes on it for you and send pics. PM me. No veiled interest here, just wanna help.

Coming from a handyman, carpet is only as good as the installation, and carpet tiles are doubly so. If you go that route,you HAVE to make sure the adhesive is REALLY good and make sure the edges have plenty. If you dont the corners will eventually poke  up. Installation is quick and fairly straight forward though. The floor needs to be fairly level and the surface you stick them to needs to be clean when installed.

I know you posted  this awhile ago, but just saw it. Check out Tony Robbins and go to UPW Dallas in June. For real. You will answer alot of these questions in the process. Note to Admins: I am not affiliated with Tony Robbins or any of his companies, just been there and am a raving fan.

Try www.homewyse.com to estimate material cost and labor cost. Its what I use to bid handyman jobs in Oklahoma, as it goes by zip code. Youtube videos are indispensible!

Go talk to the nice people in the County Assessors office. They have record of any and all liens filed on any property and whether or not they have been satisfied and released. Take them cookies. They like cookies.

So, it seems out of staters don't like trailers! This is Oklahoma. The trailer is 6 years old. Considering the area (I used to live in Mustang) it sounds like a great deal for a rental. If I was closer I would jump all over that!
