Hello everyone,

I am trying to figure out if wholesaling via assignment clause in the purchase contract is legal in NYC.

I spoke to several people in the industry and getting mixed signals.

If you have an attorney with such expertise, referral would be greatly appreciated

thanks Matt,

As you probably see, I am new to real estate biz, I spent 12 years running product team in the software company which built POS solutions for retail sector.

So RE is my next venture, and from what I see so far the name of the game today and for years to come is choosing right technology and marketing tools.

So it's tough with out experience in RE to define all systems and processes, I am beginning to understand the theory and systems on the high level, but I am sure once I actually spend sometime working it will be much easier.

I feel like the best thing to do at this point is to focus on basics like CRM and print, emai, text, social marketing campaign automation, once those things are in place and work smoothly, will be able to proceed to stage 2,

To be frank, I am looking to learn this business and then comeback into software sector in RE segment, lot of good tools out there but as usual - lots of gaps

I will be happy to keep intouch and colobirate on these topics

Matt,

I am speaking to marketing, when the lead comes in they need to be set up for multiple campaigns and alerts, I am speaking to several things:

new similar listings

changes on the properties showed(price, sold..etc)

market reports for potential sellers, which would give prospect insight on what their property is worth 

All of this data is in MLS and it would require lots of manual work to compile data like that on regular bases

From what I understand all of this can be set up in Top Producer, so these campaigns and alerts are triggered automatically.

Let me know if that makes sense

Matt, 

I just took a brief look At lion desk and one of the key things it looks like they missing is integration with MLS, which is key in NYC.

If you are using mls in your market, do you find it cumbersome to swivel between ur CRM and listings apps?

thank you, very much guys for your feedback, it helps, I am looking to get Topproducer for CRM.

 I do have a clarification:

When we market to our leads we market as RE investors NOT AGENTS. so quiet a few owners contact us who are open to selling to investor but don't necessarily want to deal with the agent for one reason or another, maybe because of tenants or not wanting to deal with the sales process.

So once we find out that they are not motivated to sell at a discount, the next logical thing is to convince them to list with us as agents and that kind of a tricky moment I was hoping to get some insight on.

Hello everyone,

My partner and I, began marketing to property owners in NY area, looking for motivated sellers.

As expected we received 2% response on our second campaign, but almost no motivated sellers.

With that said owners are interested to sell for the right price, which mean that we need to learn how to get their property listed as RE agent.

It would be great if someone can share experience on ways to convert these opportunities into listings

I will continue updating this thread with our progress.

Hello BP community,

My partner and I are looking to market to home owners in NYC with delinquent taxes.

Here is my question: 

Once the property tax lien was sold at the tax lien auction to tax lien servicing company like TCM, can I still buy the property from the home owner? I.E. does it make sense to continue marketing to my tax lien list after the auction? or I will need to deal with TCM?

Any feedback on this topic is greatly appreciated, I am also using other sources to research this topic, so if I find out anything, I will be sure to share as well.

Hello all,

We are looking to do a postcard campaign to absentee owners, based on the search we did for our area, 20% from the list we are purchasing are out of state and the rest in state.

Here is my question:

Do we market differently to in and out os state owners?

Does it make sense to market to owners who live in the same area as their investment property, as it should not be tough for them to manage it?

is there a way to get a list of non investor absentee owners?
