@Eric Lamberton Welcome to BP! And congrats on committing to being a real estate investor. Now I only really purchase buy and hold assets, but i too was very unsure starting out. In fact, my first rental sat vacant close to 4 months. But then I found the right property manager and its been occupied for the last 8.5 years...I could have quit then. Glad I didn't!

Forgot to mention, that you can find local credit unions that will finance you regardless of the number of properties you have. They don't mind as long as the property is going to have good cash and your DCR (Debt Coverage Ratio) is above 1.25, because they typically fund them in house. This is also referred to as a portfolio loan.

@Jonathan Depa I'm not sure that short term properties are dealt with any different than long term tradition rental properties, but in 2009 Fannie Mae increased the number of properties that a bank or financial institution can finance to 10. You just have to find a bank or lender that participates. I've worked with a number of banks. Primelending is a bank in Florida I've worked with and quicken loans has refinanced at least 4 properties for me. I know that quicken loans will refinance loans and I'm pretty sure that they will do initial financing. They aren't going to be the cheapest, but they are getting pretty good at keeping the process moving forward.

@Jason Halpin I'll actually get off at 1900, (schedule is in flux right now) We can either meet after that, @ 1915 or so at starbucks, or we can go later in the week. @Matthew Baltzell Finding the right deals. It was so much easier 5 years ago LOL! I didn't know what a great time it was. Anyway working on expanding into other locations to diversify and hopefully open up other opportunities.

Great. I typically get out of work around 5:30 or so. I could do a 6 or 7 during the week. The weekend is normally pretty open, unless we have a trip planned.

I've been living in the RAMSTEIN area for years and invest in NW Florida. I'm planning on branching out a bit to other states to diversify a bit. If anyone in the area would like to meet sometime to talk real estate, I'd be more than happy. Always good to talk shop with other Real Estate Investors.

Hello Everyone,
My name is Steve Oswald. My wife Kasie and I have been investing in real estate since 2009. Of course like many we started with a single family because it seemed to be the "safe" option. Since, we've invested in mostly duplexes and quads. We are mainly buy and hold investors, but if the right opportunity comes around I don't have a problem selling.
We are just now starting to look into bigger deals and I'll tell you having a place like BiggerPockets is invaluable to help both educate us and ease some of the fear that you can have when considering larger scale investments. We live in Germany (US contractor) but invest mainly in Florida. So everything I've done has been long distance. So if anyone has questions, please feel free and message me.
Goal is to be "Set For Life" in a couple of years and be able to travel anywhere anytime. I'm learning from everyone here, to make that a reality. I hope that I can contribute to your goals in real estate as well.
