I have found the best and most cost effective way to get good deals is to have my wife doit. She loves to find good deals and I will always go for convenience.

As stated by most above there are pros and cons. My wife has her license so we have the pros mentioned above, she does however sell real estate full time.
Using a good licensed agent is just another part of an investing team, for example should you also get a contracting license or plumbing license.
There are costs and required training to maintain a license. If you have plenty of both it could be worth it.
I feel energy is best spent on the tasks you are best at.

I deal with all type of cores and new key situations. I have always had success by lubricating, running the key in and out and then cycling the core through the lock unlock position.

Outside air temps have a lot to do with it, extreme differences will cost you more.
In our own experimentation it hasn't made hardly any difference in costs, we keep ours within a couple of degrees.

We have all our properties in LLC's, this comes down to personal preference, good move talking to your CPA.
I would call around and find a good handyman/contractor, in our area they are one in the same. Ask for references and call them.
As far as getting tenants we use a property management company. We manage the properties ourselves but pay a flat fee to the company to find a new tenant, this system has worked well for us.

You potentially have a tough road ahead of you regardless of the direction you go.
It will get more expensive the longer you wait.
Sealing a sub floor is cheaper than replacing.
Remember if it gets to bad you are at risk of loosing more than just that tenant.
Oder has a way of creeping throughout, I would hate to see you have to do more work than on just the one unit.
As much of a pain as the eviction process is, getter done.

My wife and I lived out in York Harbor for years, beautiful state.
Try a plastic barrel that actually seals, I have seen them with an o ring, hinge and clamp.
This may keep the moisture out better than a metal bucket.

Jeff,
All the recommendations above are great. I would be careful about putting whipped cream on dog sh&t. Grouts have come a long way, they are making grouts that do not require any sealer.
You can use a multitool to remove the grout, a little tedious but worth the effort. I have a Fine, it is the best tool I have ever put in my bag.

There are two guarantees with concrete, it will get hard and it will crack.
There are a few factors to look at, is it just cracked or is there separation and settling.
Does it extend through the foundation?
Are there any signs of settling in the walls or roof?
Where we live many houses built up until the 80's have foundation issues due to the clay they were built upon.
If we are looking at a house that has foundation issues we will always get a couple of foundation repair contractors to look at the house and give there input on the extent and price of repairs. By no means is this always a deal killer.
