@Matt Mancuso your best bet is to do a mailing campaign or work with an agent who will do one for you and send out letters on your behalf letting them know they have a ready and willing buyer for their home.  Facebook groups for real estate in the area you want to buy in are key too. To get data for mailers you can use propstream, batch leads or another data service to get property owners information and mail them, good luck!

Hi all, I've been wanting to get into tax lien investing for sometime now and I know each state has their own redemption rules etc.  What areas are typically the best to invest in tax liens?  Would love to be able to pick an experienced tax lien investor's brain on this

@Rabekah Siatunuu two of my friends purchased duplexes one in mission beach and one in normal heights both live in one half and rent the other half on air bnb and cover the majority of their mortgage every month. Another option is renting out rooms to travel nurses or military both get stipends for housing. Once you figure out who your ideal renter you want to target is then I think you will have a better idea of what type of house hack you want to do. Renting to friends as long term tenants works too but if you want to maximize cash flow looking at STR or mid term rentals might be the way to go. @Bernardo Mazon since city of SD requires a permit I would assume Bonita would as well, but you're gonna want to check directly with them.

@James Kapenas my team just listed a 4 plex in National City for $1.4M gross rents are $8,500 it comes with the ability to further develop the lot and add 2 ADU's in the back. May be able to add 1 bonus ADU and 1 affordable housing ADU for a total of 4. Not sure what areas of San Diego you're open to but can definitely help if need be. I'm well versed in 1031 exchanges.

The good old property tax auction sale...a lot of timeshares and vacant lots no one wants lol.  Think there was like 40 houses in total.  My friend bought one last year and is still in the process of getting the squatters out over a year later, be careful what you buy!

I would love to attend this as well.  A lot of questions revolving around ADUs right now especially with timelines, permits/costs.
