@Joshua D., you seem to be in a really good spot. Sounds like you're executing the BRRRR model at a high level.

If you're not sure if your valuations are right, you could probably get an independent appraiser to assess 2 or 3 of your properties randomly to keep your agent honest.

That said, if you're cashflowing really well, what are you concerned about? If you're not cashflowing, this is a great time to sit and think about it.

@Joseph Watson, I've never heard it being illegal in Arizona. I can't speak for other states.

Lease options are great, but I normally see them as a 2nd or 3rd option after the seller refuses a cash offer. 

There is a decent market for it. If that's the avenue you want to go, I'd call landlords with rentals that haven't been leased up yet.

@Mindi Rosser, I'd recommend getting a reliable car with great fuel efficiency. If you're good, you'll be putting over 20,000 miles on your car every year. Leasing is great for writing off taxes, but horrible at penalties.

If I were starting from scratch today, I'd probably get an accord or lexus. Don't get anything that serves an ego. That's the fastest way to broke. There are brokers that push their agents to buy luxury, because they want their agents in debt so that they will sell more houses.

@Matthew Bond, that's awesome! The best thing to do is to just do it! While you should be particular, don't wait for the best deal. If the numbers work, jump in and start building your portfolio!

I've seen many investors miss out and kick themselves because they kept waiting for the perfect one.

@Richard Phan, having a mentor is the best thing you can do for yourself. Most successful people are happy to help lift a new investor, because somebody helped them when they were coming up. You should reach out to the local guys flipping or wholesaling at a high level.

The easiest way to start is to google "sell my house fast." Don't click on any of the ads, as you'll cost them money. But those guys are buying houses for sure.

@Kundan Chand if you have negative cashflow, it'll be harder when the property is vacant to pay the mortgage. Or when the roof needs to be replaced or AC goes out, negative will be REALLY negative.

Besides that, though, there are so many opportunities with positive cashflow. Why would you waste time with a negative cashflow property?
