@Jerome Morelos I manage in Riverside. If it's a multi-unit and the tenants rent a separate unit from you, tenants should pay their own utilities. If you house hack a SFR out here, you should most likely share the cost of utilities.

I've also seen some ordinances out here in Inland Empire where you need to ensure your grass/lawn is kept in order, so some landlords would actually pay to maintain that on behalf of the tenant. Goodluck bud

@Adriane Gasperetti Since you'll be venturing out towards Yucca Valley and Joshua Tree, I would also take a look at Twentynine Palms. There's a huge marine base there and could show promise for real estate investors there.

APPLY APPLY APPLY the knowledge you learn. If you change the way you think, you can change your life. Take a look at your cash flow and create a strategy to make that first goal into a reality. 

If I could have started over, I would have started earlier just as many of these people on this post have mentioned. Although my first purchase was a house hack at the age of 23, I could have done it when I was 21, or 18. 

Gotta love this forum. Just curious to see if anyone here has invested in MH or the likes in California, and what their take is on all they've seen being in this type of market?

@Jim Beran Where is this event taking place? Also, will you be able to provide any details for the next meeting in September? If its on the second Monday, this falls on Sept 11.
