I wish we had HUD properties and REO's here in my area. Banks hardly every take anything to auction and some properties just linger in preforclosure for years :(

Everyone saying 650 is to much for a triplex lol, in my area triplexes go for 1.5M

@Brian FitzGerald typically the listing agent has a listing agreement that says he gets the full commission and will split it if a buyers agent shows up. So if there is a listing agent involved it’s probably to late, for this to even possibly work you would have to convince the seller before he signs a listing agreement with his agent.

@Lien Vuong I second the opportunity fund, there is a publicly traded REIT that qualifies for the opportunity zone tax benefits I believe there called belpointe REIT or something very close to that

@Tammy Kim there are typically broker fees and closing costs just like any other deal, if they charge any other fees on top of that it’s up to the reit

@Sergiu Micula I would only do 3% but make sure you have to get a loan you can recast that way you can keep your same interest rate (in case interest rates rise) and you want to lower your monthly payment when you move so the property will cash flow.
