@Andreas Blomst most real estate agents don’t have the expertise in analyzing real estate investments almost no real estate agents have experience or the knowledge on how to value the added gain of the option to add an addition to your property. The best way to market this to investors is to show them with a detailed development proforma showing them how much profit they gain to make. PM I’d be happy to go over the best way to proceed typically approved permits almost always add value

@Al Caan No offense but, unless your super experienced in hotel sales the odds are almost 0 that you will be able to pull off wholesaling a hotel

@Yannes Chiang very rarely does it make sense to buy an LLC because you'll inherit its cost basis in the deal and you'll be on the hook for the taxes.

@Ben Nelson the only benefit I could see if renting to a sex offender is that you can probably get higher than market rents on that unit. Definitely does not come without its own risks though. It all depends on your risk tolerance.

Does anyone know if I have to pay the relocation costs (1 months rent) if I issue 60 day notices after the end of this month or do I just need to issue the 60 day notices before the end of the year? I am working on a value add apartment deal and need to give notices to all the tenants to renovate and it won’t close until December. If it’s after October I’ll have to go back and negotiate 300,000 off of the price.

@Magesh R. Most people would be surprised to know you can get over a 8% cap rate on beach front property in my area on the mls
