Hey Tarik - Great post and story. My girlfriend and I have a similar background. Started renting in Back Bay in 2018, house-hacked a duplex in Malden in 2020 and reduced living costs by 40%, moved out in 2022, stabilized the property with a CoC of 35% and now living in Eastie as well.

Hey @Michael Vazza and @Lien Vuong. Thanks for the feedback, however, I currently have an On-Demand option with WeWork through my company. WeWork was not offering to sign a lease for an ondemand desk and they are quoting 400-1k for an office space that would satisfy my requirement.

Hi BP - I am living in Boston and working for a startup out of my home office. I am Canadian working on a visa and I am beginning the process to obtain a green card. The last piece needed before submitting for a green card is to obtain an office location in Boston, more specifically, sign an office lease in a commercial building.
I am looking for someone who owns a commerical building in Boston that is willing to let me/company sign an office lease. Here's the kicker, I am never going to use the office space. I will be your ideal tenant by never going to the location or request access. I am simply looking to cross an item off a checklist in the most cost effective way possible.
If you are looking for a little extra cashflow from a non-occupying tenant, please reach out!

MA Homeowners - Per MASS Save website, their 0% HEAT Loan is still being offered. "The Mass Save HEAT Loan offers interest-free financing opportunities up to $25,000 for energy-efficient home upgrades like the installation of air source heat pumps (central or ductless mini-split), ground source heat pumps, heat pump water heaters , insulation, and more."
As someone who has taken advantage of this product, I'd highly recommend looking into this loan if you need to do specific energy improvements to your property. I doubt this will be offered much longer as rates continue to rise. This can also work with house hacks.

Hi - I am a house hacker in Malden, MA. I have seen the various incentives and programs for solar but have been overwhelmed with the various companies, programs, and options. I would love some recommendations on 1) companies to work with 2) financing options (I would like to own) 3) and any other relevant info for someone exploring the idea of going solar.
If you have solar, it would be helpful to hear the P/L of the project and what your current bills look like going green.

Hi Jason,
In December I closed on a duplex in Malden. My agent was great and I can refer you if interested. We received 2-5 MLS prospects per day. Despite the shortage of available multi-families, I was still able to analyze 70+ units in Q4. Your agent should absolutely be sending you listings, especially if you are eager to make an offer somewhere in the area.
In regards to your second question, if you are planning on buying a second property and going to live in it, you can put <20% down with a conventional.
