I ordered mine through ebay. If you search 5,000 postcards there are a handful to choose from. I went with the one with the cheapest 16pt paper, because it felt the best to me after ordering a few sample cards from different online places for free. The hardest part was coming up with the design, but i sat down and learned how to use Canva and it was rather easy to get the postcard created. 

I would post a picture of the postcard, but the last time i tried to post a picture it got flagged for marketing because it had my phone number on it..

I just did a mass order of 5,000 postcard in full color @ 2.8 cents each.. im awaiting for them to arrive as its my first postcard order and plan to pass them out doing door knocking.

Was curious if the price you found was cheaper.. thats why i asked.. 

Also i made them so i can add address and stamp and still mail them out on the backside.

i ran the comps, there are 3 other duplexes in the area that are also 2/1's and they all sold between 72-75k in the last 12months .. my insurance company told me the insurance would be right at $1200 a month..  in regards to PM, i was going to attempt to manage them myself since the unit is not terribly far from where i live. what do you guys think.. all of my other properties i own are managed at rates between 12-18%.. 

Theoretically its possible to create an entity, put in some IRA money and some personal money creating a partnership between you and your IRA. Then that entity invests in this deal. Speak to your custodian and see if they will allow this and can refer you to an attorney that can help set it up. But its easy to run afoul of the prohibited transaction rules.

I have been running some simple numbers on the units available around me with 25 miles for future investment purchase and i just want to make sure im looking at things correctly.. I own a handful of single family rentals, so this would be my first multi.

Purchase price $72,400.00

Downpayment 20%: $14,480

Loan: $57,920 est $280/month

Duplex 1,656sqft

2 x 2/1 @ $695/month

Taxes 2015: $1821.00

I am just trying to figure out what others think... the owner doesnt pay insurance, so doesnt know how much it would run and the property has been on the market for 58 days.. to me this seems like a great purchase, because i would get my cash back out of it in 14ish months.. rentometer.com says the average rent in the area is $650 for 2/1. 

I have been keeping my eyes on 4plexes, but the profit in all the ones on the market is just garbage compared to a few duplexes... what am i missing guys...

you can use your IRA and your own funds, but no matter what you do it has to be the exact same percentage, so if you invest 50% IRA and 50% own cash or loan..50% of the net income has to go back into the IRA, leaving you the other 50%

I have owned 11 SFH rentals over the years, i just have never owned a multifamily and all of the rentals i owned i had a property manager care for..
