I think you are wise to be looking at some of the hottest rental investment markets in the world. Orlando had an increase in the population of over 60 thousand people last year. That's amazing for investors. We also have some of the fastest rising rental rates. Ad in some of the largest universities in the country and you have a winning equation. I personally own rentals and im looking to buy more. If you ave any specific questions feel free to PM me.

Those areas are two very different markets. Both good markets but a much different model. What are your goals?

I'm an agent in Orlando and I can tell you that you won't go wrong in any city in Florida. I would probably stay away from Miami as the nice parts are very expensive and you won't be able to cover cost with rent and the low end areas are pretty rough. For long term rental with multifamily I would focus on Orlando and Tampa. Beach communities don't have near the population growth that Orlando and Tampa are seeing. They're also seeing very strong growth and rental rates. Personally I own a Triplex and a quadplex in Orlando and I'm looking to acquire a multi-family unit in st. Pete. If you are able to reduce your payment with the refi, it would be beneficial to do that first. Then you would be better qualified for the purchase. If you are pulling equity out, I would do it after.

Hi Jon,

The closer you are to Disney and the more amenities you offer the higher your occupancy rate will be. I would recommend a condo Hotel. They are the most turnkey and get the best return. If you want SFH I would look at Story Lake. It's one of my favorites right now. In a hotel system, a70% occupancy rate is probably low. I have been dealing with these properties since 2005 and im happy to guide you any way I can.

Orlando rent prices are on fire. They are going up faster than most locations in the country. With tax ensentives, the second largest university in the country, and low unemployment rate, it's a great spot for long term rentals.

I believe there are restrictions on the number of people you can rent to in Oviedo to curve student rentals. I think 3 unrelated people is the max. There are better options closer to ucf.
