@Kyle Spearin Thank you! We are actually under contract on another deal in the area (technically Little Rock which is just down the road from Jacksonville) so yes we are planning to invest more there.

Investment Info:

Single-family residence buy & hold investment in Jacksonville.

Purchase price: $75,000
Cash invested: $17,500

Off market deal. Single family rental that was purchased from an investor. Basically, a turnkey deal as there was little repair work to be done and the rental was already occupied.

How did you finance this deal?

Conventional loan with 20% down.

Lessons learned? Challenges?

Although we are cash flowing on this property and we inherited a great tenant, I learned that sometimes passing on good deals to wait for a better deal is sometimes the way to go. Either way we got our second property under our belt and it is cash flowing!

Single-family residence buy & hold investment in Conway.

Purchase price: $104,500
Cash invested: $35,000

Its been over a year so I'm late in posting this. We did this deal as a 20% down conventional loan. Its been rented from day 1. We did have to make some improvements and we had one big plumbing expense come up in August 2019. However, the cash flow has been great and we're hoping to refinance the original loan soon to get a lower rate and pull some cash out for another deal!

Learned a lot about estimating repairs and what improvements actually add value to an investment property.
