@Account Closed That sounds great! I am realtor in Colorado, and we don't charge fees like this, but it's clearly a different market. Maybe I need to implement this into my model. Thanks for the laugh!

@Account Closed In other words, she's giving you a deal by only charging your $500 for your document storage? Amazing, this sounds like junk fees to me. I have heard of additional fees charged by brokers, for various things, but never for storage. But I guess they have to maintain files for 5 years or more

@James Shipp If you are just acquiring a simple SFR as your first buy and hold you won't be asked to have a business plan. You will get your loan based on your financial strength. I guess save your money. A business plan might be more necessary when you are getting into large multi-family and commercial acquisitions.

@Tony Velez It all depends on your personal goals. For our Buy and hold investments I like to own units that I would live in myself, whether that is neighborhood or condition related. And of course the numbers have to make sense. Does that help?

@Beau Romstedt I think new build numbers always seem more favorable until the hard bids come in. Thats not to say your numbers are wrong, but I have found it very difficult to build anything, in a timely manner, for sub $100/sq ft. Best of luck to you!
