Be very careful with DB. The city is very anti-STR. They scourer the listing sites and if they find one listed in a residential neighborhood, the fine is $15,000/night. Yes, I said fifteen. I'm sure you're already doing your research but just a friendly reminder as someone who lives here.

Krista Goodrich is the STR realtor expert in town. She owns 18+ properties and has a management company running over 90 properties. She knows all the ins and out around town.

What Joe said. And 90% of the ones I've seen advertised in DB are cash only. That is just a terrible investment strategy. Unless you've got HUGE DEEP pockets. Then again, if that is the case, there are way better places to invest your money if you've got bank.

Nope. The city won't help either. So I hired the best realtor in town who is an expert in STR in the DB area. I asked her these same questions in the beginning. Her response was, 'It has taken me years of fighting with zoning, litigation with the city to learn where you can and cannot STR in this area. In order for me to share that information with you, I need to be compensated." And I said, hell yes you do. I'm in, you're hired and I will purchase all my properties with you.

It's like any other beach town. But beware. DB has very strict regulations on STR. It can be done in appropriately zoned areas though.

Check in with Salty Dog property management. They themselves are REI and licensed realtors. They know the area very well and their percentage is extremely competitive IMO.

Dream property would be an off-road retreat. Airbnb style rentals/lodges. Hundreds of acres of off-road trails for Jeeps, ATVs and SxS's. And free monster truck rides for the kids!

Have wondered the same thing. I actually took the time to message a host on Airbnb that has 10 listings scattered throughout Daytona Beach, east of Halifax. Not a single one is located on A1A but in residential neighborhoods. I asked "How are you getting around the city's no STR?"

His is reply word for word... "Hi Stetson! We get everything licensed and play within the guidelines. We don’t get around anything."

I asked if I could have 7-9 minutes of his time for further clarification. I have not heard back. 

I recently have moved to the area and am on the prowl constantly for potential deals. Many of the realtors I've spoken to about STR in the area have mentioned they have sold houses to hosts who have other STR's as well and they just do it anyway. They say they do it because no one can enforce it. Krista so far, is the only person who has told me DON'T DO IT!

The fines are real by the way. You can go to the city website and see the litigations against properties that have posted on Airbnb. They have pictures of their Airbnb posting and everything.

The host I spoke of earlier, that has 10 listings, has hundreds and hundreds of reviews. Therefore, I assume they didn't just start. They been hosting for a LONG time. I am very curious how they are getting around it because I am stocked, locked and ready to lay down some cash on some properties!

I appreciate everyone's quick support. 

I will openly admit I am somewhat regretful for my brash post. Sometimes my emotions get the best of me. Especially in trying times. I hope that all of you can understand this. 

I feel that if I pay for something, when there are tons of free offerings out there that do relatively the same thing, it better be the best. But, in this particular situation, the free stuff is outputting more information effectively than what I've paid for... that I have a problem with. I think anyone can agree with this. 

Up to this point, I get the feeling from the rest of you that BP has great customer care. It is true, I am new to the platform and have yet to directly experience their support. So, I will give this time and see if we can garner some support and upgrades. 

Appreciate everyone who gave a read and response. Thank you for your support.

I am disappointed in the calculators on this platform. They produce simple results with no room for adjustment to come up with a more accurate outcome. What am I paying for again? 

For example, if going with less than 20% down, the calculator does not include PMI. Nor, does it give you the option to apply your credit score and automatically update the rate. I have to do a bunch of work beforehand and after in order to obtain a accurate payment quote.

I am not bad mouthing Bigger Pockets. It is an awesome platform with awesome people. But these tools are not adequate for those of us who are really serious. I find better calculators online through Google search that do the above and much more for FREE. 

Really let down here. BP, please consider updating and improving your tools. Don't forget to Kaizen your own products. 

Additionally, while trying to submit this post, I have realized you don't even have a Feedback forum for your own site. That is truly disappointing. It goes to show you are not taking into consideration your own customers.
