Hi,

With regards to the title topic.

I am looking at buying a SFR Note in Memphis TN.

And I don't know whether the Security Instrument Type is a Land Contract or Deed of Contract or other?

Would someone plz advise on how the Security Instrument Type is determined and how do I confirm that for sure???

Hi,


Would someone plz confirm if the current unpaid principal balance is calculated as follows or otherwise?

Note is $30,000 - $1,158.04 (which is payments of $289.51 per month x 4 payments made) = an UBP of $28,841.96 at or on 4 July.

With regards to the above.

1. Is it also known as:

a.  "outstanding balance"? And:

b.  the balance owed to the note holder?

2.  Does anyone know of an online dictionary specifically for notes, mortgages etc?

Hi I am selling a 2nd lien PN,

My buyer has said this: "No more than 65% LTV with a 2 -1 ratio on the two liens"

Can someone plz translate that into layman's language? What does he mean?

Hi,

I have 2 questions that hopefully some of you experienced Note Dealers can adequately answer for me? They are:

1. Is it always best to get prospective investors and brokers to sign a NDNC Agreement before sending the note information?

2.  Do any of you have a link to which states require note brokers to be licenced in?
