Can you afford the resort towns? Breckenridge/Frisco is still affordable compared to Vail and Aspen. It's closer to Denver. I know a great STR management company if you just want to park your investment.

Update! I got what I was looking for, a log cabin in Fairplay on 5 acres and lake front to boot! I lumped together the equity from 5 rentals and qualified for a big LOC. That allowed me to be competitive in that 2021 market by offering cash. Also did a reverse 1031, sold 2 rentals after buying the cabin. Then got long term financing on the cabin right before rates went crazy. My family has been able to enjoy it and it's now an established cash flowing STR. And It appraised 200k higher than purchase price.....It helps to write down your goals!

I have worked with several accountants. They are all ok. Some say they are real estate experts but want you to commit to a long term relationship, monthly payment type. The last time I consulted with one of these a sales person called me first to try to get me to sign up.

You can save a lot of $$ on taxes if you have the right advisor. 1031 exchanges and owning in your IRA etc. But at some point you might want to enjoy your earnings. Look at the big picture. Make an exit plan. I am fine paying taxes and very happy to pay a good advisor but I'm going to be smart about it : )

HI Michael, I am also looking for someone specialized. It seems there are accountants/advisors that know a lot but I would like one to examine my portfolio and make suggestions. Exit planning is huge. Let me know if you find someone attentive, creative and smart : ) I haven't invested for 15 years just to pay cap gains now.......

Ideally in the Fairplay area. Along hwy 285 or hwy 9. North of there is good too. I live in Berthoud. Blackhawk, Boulder, Grand Lake all ok. Anything decent has multiple offers before I can get there. We need to help each other : )

It's a hot seller's market and it's stressful. I'm looking for something log on at least 5 acres with a garage or outbuilding. I own a few residential rentals in the Denver metro area but, after managing them for years I would rather have something I can enjoy with my family. Let's get creative. I just want a fair and friendly deal and am willing to pay top dollar. If you have a cash flowing AirBnb that is even better. Please send me anything that might come close to my 'wish list'.

as soon as you have some equity, do a cash out refi. pay the investor back or reuse that money. maybe the investor will give you more next time.
