HI.
I agree with Chris Baxter. At the end of the day you are going to pay personal taxes on any money you end up with. And when you write off your time, you are essentially trading profits for salary. Not sure you come out ahead on that one. Probably not with the additional accounting fees.

I agree with Chris and get a heloc ready although it may not provide you with as much cash as a refinance option. Market in Quebec is crazy so not sure what would be able to land at this time.

The majority of what they teach you you could easily learn by watching the bigger pockets podcasts and reading a few basic books.

You would also have to take notary / lawyer fees to re register these new mortgages and to de register them when you are done. For $4500 you are looking at a zero sum game. Just take the tax deduction or do a full redo with penalties if the numbers make sense.

The Quebec market has been traditionally undervalued due to separation issues. Although these political issues exist in the background, they are not so evident these days and the market has picked up.
