Have you looked into turn key rentals? With a turn key you buy an existing cash flowing property. The drawback is you don't get much of a discount on the price and you'll likely be looking at B type neighborhoods so the price might be a little high. But it might be a good way to get started with your first rental. Roofstock is a turn key operation. You might want to do some due diligence with this method.

In DFW 1% rule can be difficult to achieve, but with price appreciation, cash out refi can achieve similar IRR in long term. You focus on certain areas? Or wherever deals might be?

That's what I am looking to do. I prefer to buy, rehab and pass on to a good property manager, so I can focus on never deal. Do you have any one you can refer me to, I will like to talk to them.
