With cyclical nature of market, should focus of investor be on different kind of property at different phases?

With current market conditions (upswing of prices) its very difficult to find value properties, so is it okay  to buy something as long as it meets 50% rule?   

I'm currently looking for a good RE agent in Plano, McKinney, Frisco, Allen, Prosper, Little Elm that has some experience with investing in single and multi-family rental properties.

Any recommendations will be welcome.

@ Shiu Hang Wong, Buy and hold appeals to me, as it has better potential to build a substantial portfolio, but won't shy away from flipping if a good deal comes along.

What do you prefer, and have you already started? 

I am new member from McKinney TX, Have been looking to educate and prepare and build up courage to get into RE investing, Came across BP and seems like a great place for like minded people.
