I also take pics of all the inside of the cabinets, drawers, shelves, etc of our STRs, so if a guest asks if we have something specific, I can pull up the picture and let them know where it is (unless a guest took it in a previous stay). Connect with lenders who do financing with investors, hard money lenders, bridge loan lenders, etc. These lenders may have a network of investors looking for deals too. I attended a conference that focused on this type of financing, and it was a great opportunity to meet professionals that only focus on that space. Good luck!

Suppose you have a good cleaner and handyman that takes some of the pain away. As far as correspondence, we are always on call. We have the Airbnb app installed and we are notified if a guest has a question/issue. It is all about the reviews, so responding quickly and dealing with problems promptly is essential. The STR space is becoming more competitive, so working on your SEO and keeping your reviews high and frequent is important. In this space, I see that to become successful, you will have to step up your game, which will result in more of your time.

I would also look at hostfinancial.com quick tool that pulls directly from airdna and rabbu calculator, these are both free and will provide some good data. I would also look at top-performing properties in the area that you are looking at. As the STR space becomes more competitive it is important to know what you need to do for the property to stand out. Good luck!!!!

If you are under contract and the appraisal came in high, that is a good day! An appraisal does not impact your contracted price. Congrats!
