If mentorship is more important than compensation, is this agent someone you admire? Do they have a good reputation? Are they successful? Mentorship is priceless, and finding a good one, in the beginning, can really set you up for success.

@David Korchak I recommend speaking with your PM if you are uncertain about their responsibilities. It sounds as if you are frustrated with the situation and the best course of action is to communicate your frustration and gain clarity on their exact responsibilities to prevent future frustrations.  I do think that the tenant made a commitment and did not follow through but as @Lien Vuong mentioned it may be best to eat the cost. @Bailey Clay Tampa has a lot to offer. Areas near downtown, Heights, and Ybor have opportunities for house hacking. If you are looking for STR then recommend staying in Tampa city limits which is a little more STR friendly. If you are looking for LTR then this opens your aperture a bit. I would recommend analyzing for both STR and LTR, ideally, the property should perform well in both instances. Before I start your journey, highly recommend finding a good lender to help with the money piece of things too. Finding a good team is paramount, interview a few agents and lenders. Good luck!!!!!

How exciting! I would recommend going to as many meet-ups as possible and networking. House hacking is an awesome idea too, I would try to pursue that course of action first.

You can try to kill them with kindness. After reading their "valid" complaints I know I would have a difficult time being overly nice. Set them up on a "client giant" gifting system where they get gifts quarterly.  Good luck!

Perhaps consider having the seller purchase a home warranty. Old Republic or AHS are a few good options.

Hi! I would monitor days on the market and price drops. I have seen an increase in price drops in Tampa compared to last year.  Not sure if Zillow has that search parameter, but worth looking into.

This is exciting! STR strategy has a great return. As mentioned above, look into the county/city regulations on STR. For the management side, it depends on how involved you want to be. Self-managing is an option, but I would recommend finding someone in the area that you trust for your "boots on the ground." I own a STR management company, and it is definitely a contact sport! It is all about guest reviews and we cater to the guests the best we can which results in trips out to the property. I agree with the comments about hiring a local company, we are in South Tampa and we are VERY hands-on. My recommendation is to research self-management and also interview a few PMs. Best of luck!
