Thanks. She had no pets. The HOA secretary and maintenance went inside to clean the refrigerator out of food (since I'm not local).

@Sunny Romero so put her stuff is storage and sell. Any 6 year old lease is likely month to month and you can send a notice of lease termination and by  the time you sell it will be done. Anyway who is going to fight you?  Did read the obituary and does it mention any survivors. The line of inheritance is defined by the state so the lawyer can advise you on that but prior to legal advice don't let anyone in. 

@Colleen F. I’ve not been able to locate an obituary. I only know she passed because the neighbors were trying to call her and the hospital finally told them. I did change the locks after I found out her “friend” helped herself to her car and some items in the condo

Hi all! So, we've had a tenant that's passed away and no heirs we are aware of. We aren't looking to recover unpaid rent, but need to find out how we can legally get possession of the property again so we can sell it? We can't see what was written in the lease regarding death because the 2nd twist is that I am POA of the property and don't have the lease. My dad had a massive stroke and cannot speak or remember things. We can't find the original lease from 6 yrs ago (although she has been lying every month for this time). Yes, I've contacted an attorney and have a phone consult next week but I‘m hoping someone here has gone through this. The condo is located in FL. The HOA doesn't have a copy of the lease either.

I currently have a HELOC connected to my home that I live in. I may be moving in with a family member to help with their care. If I end up renting my home, will I lose the HELOC?
