you are not legally able to get any commission...and this will end up as double commission for the listing agent of full 6%.
As a buyers agent, this person is suppose to get you the best price possible.
The best is finding a good buyer's agent...for this transaction

if you can't fix the dings....
try do things that can improve it..such as a loan
use a co-sign person to help get the loan and repay the loan...
you will see improvements

but now...it seems as it became a wholesale market...
