Hi Ruchit, I am in the DC area and looking to do the same as you're doing.

I didn't consider the Raleigh-Durham area.  But if you're doing long-distance investing, I guess the world is your oyster.

I intend to have an attorney or title company prepare the note or deed of trust for the private loan.

Come to think of it, why can't your real estate agent BE your private lender if they have the funds?

Thank you Zach! I dont plan on selling stocks right but have stopped putting money into the stock market for the past few months and put it into a bank acct instead so I can access it for a rental purchase. Most of what I have are index funds tracking the s&p 500

The S&P 500 is in a bear market right now.   It is more than 20% below the high that was reached in January of this year.  If you think it will rally from this point and return to the previous high, then you may want to keep that money invested in the index fund.

Yes, I am looking at Columbus, Cleveland and other Ohio cities.  I seem to like that state.  Also, Baltimore which is closer to me.

 A good agent should be able to provide you with their contact’s in the business. In fact that’s most of what an agents job is.

That is good to hear.  One of the things that drew me to rental property investing is the potential scalability of it by using OPM.

I wasn't sure if private loans was some kind of a taboo topic that no one wanted to discuss too openly in the real estate business.

I am looking to expand my rental property portfolio.  I would like to use the help of private lenders to do this.

Is it common in the industry for realtors to help you find a private lender?  Or is this something investors are expected to do themselves and bring to the table even before they begin?
