Myself, and others I know of WON"T book a house from Vacasa, we'll even find another house over one of theirs. The service is awful, and the homes are usually not that clean and not sufficiently supplied. Homeowners that do research won't use them to run their vacation homes either, so to compare the market with that company isn't exactly fair. 

The more people that leave Airbnb the better, it'll give room for those that are serious about STR and not a "hobby" with an extra house they happen to have or purchased. According to some data so far this year's bookings have been up 15%+, so I'm still not convinced that occupancy is down. It doesn't take long to scroll through listings on OTA's and realize the problem! Horrible dark dingy or out of focus photos, with worn out furniture from grandma's day that was picked up off the side of the road, Facebook, or thrift stores. Listings that have not been updated in months if not years, people running the STR that don't have a stitch of business sense and have no idea what market or niche they're after for the rental! Once you fix those major factors the whole STR world and profitable opens up. For those who are convinced their "dated" way of running a vacation home is the only way, and saying the younger trendier generation doesn't know what we're talking about, will be left in the dust yelling that Airbnb is over while we move along doing rather well!

P.S.S The general booking trend this year has been lots of last-minute bookings, many hosts have been seeing that for months now.

Yes, it's his and Toby Mathis company. We are platinum members and since we took part in a virtual all-day workshop, we were able to join at a bit of a discounted rate. We paid about $3,000 for membership but if I understand correctly, the fees for just an LLC without membership would be about the same. Although for non-members there would be an hourly rate around $350, so I'm not totally sure how it would all come out.

I hope I'm not becoming a broken record, but Anderson Advisors would be very helpful to you! They are helping us structure our LLCs very similar to what you described. They might have a YouTube video that would help too.

Especially, spend the time to watch their comprehensive Youtube library that contains hours of educative materials.

This is a great idea and something I would love to offer depending on the area, and after I make sure you have good insurance! ;p 

I was in FL a couple months ago and saw a similar company, it was pretty interesting seeing a sauna on wheels running down the road!

If you can partner with a local company that would offer these items, it would save you some hassle and then the liability would be on them. Either offer a discount on a local rental or see if the items could be at your property but inspected, maintenance etc. by the company. You could wrap the rental fee up in the nightly rate.

We have created the exact set up that everyone is telling you to get. We have an Ohio LLC that we are operating our business through and then as we own property, they would each have their own LLC. We'll probably keep each property separate since we don't plan on owning more than a handful. Make sure you hire a good attorney that knows the ins and outs of real estate! So many people thought they were good, just to later realize they wasted thousands of dollars. We used Anderson Advisors from Las Vegas for set up and to direct us in what entity would be good to have. They are extremely knowledgeable and worth the membership to make sure everything is in A+ order!
